A $600,000 home-buying budget can get you a dramatically different property depending on where you live in Canada.
In downtown Toronto, around $600,000 can get you a two-bedroom condo.
In Vancouver, the same budget can mean a one-bedroom condo measuring just over 600 square feet.
But head east to Atlantic Canada and suddenly buyers are looking at detached homes with four or five bedrooms, thousands of square feet of living space and, in one case, even a separate apartment.
We compared four listings currently on the market in Toronto, Vancouver, Halifax and St. John’s to see just how far approximately $600,000 can go across Canada.

Toronto: $599K Gets You An 870-Square-Foot Condo

Inside, the condo features nine-foot ceilings, floor-to-ceiling windows, hardwood and laminate flooring and a modern kitchen.
The building also has amenities including an indoor pool, fitness centre, sauna, party room and rooftop terrace.
The location puts residents within walking distance of the subway, University of Toronto, Queen’s Park, Toronto Metropolitan University, Yorkville and the Eaton Centre.

Vancouver: $600K Gets You A 608-Square-Foot Condo

The condo has views toward False Creek, Mount Baker and the Vancouver skyline and is located about a four-minute walk from SkyTrain and six minutes from BC Place.

Halifax: $549.9K Gets You A 2,396-Square-Foot Detached House

Then there is Halifax.

There is also a living room with a wood-burning fireplace, separate dining room, kitchen, large recreation room, separate family room and walkout lower level.
The detached house sits on roughly 0.20 acres at the end of a cul-de-sac near Williams Lake.

That means this Halifax house currently offers almost four times the interior living space of the Vancouver condo while asking $50,100 less.

St. John’s: $599.9K Gets You A 3,000-Square-Foot Home With An Apartment

The biggest difference in this comparison might be found in Newfoundland.
For $599,900, buyers can currently get a 3,000-square-foot two-apartment home in St. John’s.
The main portion of the property has three bedrooms and three bathrooms, while a separate two-bedroom apartment provides additional living space and potential rental income.
The home also includes an attached garage, landscaped lot, double paved driveway, large deck and open-concept kitchen and living area.

For just $900 more than the Toronto condo and $100 less than the Vancouver condo, this St. John’s property offers 3,000 square feet, five bedrooms, four bathrooms, a garage and a separate apartment.

$600K Goes A Lot Further On Canada’s East Coast
The contrast is especially noticeable when Vancouver and St. John’s are put side by side.
In Vancouver, $600,000 gets you 608 square feet.
In St. John’s, $599,900 gets you 3,000 square feet.
That means the St. John’s property has nearly five times as much interior space for essentially the same asking price.
Toronto sits somewhere in between, with the $599,000 downtown condo offering 870 square feet and two bedrooms.
And although Halifax has become significantly more expensive in recent years, the current Willowdale Terrace listing shows that a budget below $600,000 can still put buyers into a detached home with almost 2,400 square feet of space within Halifax.
Of course, comparing homes solely by price and square footage does not tell the whole story.
Location, employment opportunities, transportation, property taxes, condo fees, condition, neighbourhood amenities and housing type all contribute to the value of a property.
But these four listings provide a striking snapshot of just how differently the same home-buying budget can stretch across Canada.
Around $600,000 can mean a one-bedroom condo in Vancouver, a two-bedroom condo in Toronto, a four-bedroom detached house in Halifax or a five-bedroom home with a separate apartment in St. John’s.
