A new report from Wahi shows that some Calgary neighbourhoods are moving at lightning speed, with homes selling in under four weeks. If you’re shopping for a home in the city, these areas are where buyers need to act fast.
Wahi analyzed neighbourhoods with at least five sales in November 2025, revealing the fastest and slowest markets across Calgary.
Fastest-Selling Calgary Neighbourhoods in November 2025
Here are the five communities where homes spent the least amount of time on the market last month:
1. Scenic Acres – 14 days on market
Scenic Acres took the top spot, with homes selling in just two weeks. This northwest community was the fastest-selling neighbourhood citywide.
2. Rutland Park – 21 days on market
Located in Calgary’s southwest, Rutland Park saw homes disappear from the market in just three weeks.
3. Queensland – 24 days on market
This southeast neighbourhood ranked third, with the average listing lasting just over three weeks.
4. Renfrew – 25 days on market
Renfrew’s central location continues to make it a high-demand area, with properties selling in under a month.
5. McKenzie Lake – 25 days on market
McKenzie Lake was the only neighbourhood returning from last month’s list. In October, homes here sold even faster, averaging 20 days on the market.
Scenic Acres replaced last month’s leader, Falcon Ridge, which previously topped the list at 14 days on market.
Slowest-Selling Calgary Neighbourhoods in November 2025
On the opposite end of the list, several Calgary communities saw much longer selling times:
1. Eau Claire – 134 days on market
Eau Claire remains Calgary’s slowest-selling neighbourhood. It also ranked as one of the city’s most expensive areas last month with a median sold price of $1,169,450.
2. Downtown West End – 112 days on market
High-rise inventory and shifting demand contributed to longer selling periods.
3. Forest Lawn – 106 days on market
Sales lagged here with homes taking over three months to move.
4. Downtown Commercial Core – 86 days on market
Listings in the core continue to experience slower turnover.
5. Inglewood – 88 days on market
Despite being one of Calgary’s most desirable historic neighbourhoods, homes here took nearly three months to sell.
Why Some Neighbourhoods Are Moving Faster Than Others
Calgary’s demand continues to shift from month to month, with affordability, inventory levels, and neighbourhood amenities all playing a role in how quickly homes sell.
High-price districts like Eau Claire tend to see fewer buyers, leading to longer time on market. Meanwhile, family-friendly communities such as Scenic Acres, Renfrew, and McKenzie Lake remain in high demand due to schools, green spaces, and relative affordability.
