35,000 People Left the Greater Toronto Area Last Year – Here’s Where They Moved

New data from CP24 shows that more than 35,000 residents left the Greater Toronto Area last year.
With high living costs, rising mortgage payments, and a growing desire for more space, many Ontarians are relocating to nearby regions, and even across the country.

Below is a breakdown of the top destinations GTA residents chose in 2024, according to CP24’s report.


Where GTA Residents Are Moving (Top Destinations)

1. Simcoe County, Ontario – 10.4 percent

Simcoe saw the largest share of former GTA residents thanks to its lower housing prices, access to nature, and fast-growing communities like Barrie, Innisfil, and Orillia.

2. Hamilton, Ontario – 3.2 percent

Hamilton continues attracting young professionals and families looking for urban living at a lower cost, plus better access to GO Transit.

3. Calgary, Alberta – 3.1 percent

Calgary remains one of Canada’s hottest interprovincial migration hubs due to affordable homes, strong job opportunities, and no provincial sales tax.

4. Waterloo Region, Ontario – 2.9 percent

With a booming tech sector and more attainable home prices compared to Toronto, Waterloo Region remains a top choice for remote workers and young families.

5. Vancouver, British Columbia – 2.0 percent

Despite being expensive, Vancouver attracts GTA residents looking for West Coast lifestyle, milder winters, and strong career opportunities in tech.

6. Niagara Region, Ontario – 1.9 percent

Niagara continues to grow thanks to its affordability, wineries, scenic towns, and proximity to the U.S. border.

High outbound migration continues to shape the GTA’s affordability crisis.
Many buyers are opting for more space, lower housing costs, and better quality of life outside the region, even if it means relocating to a different province.
