Toronto Mall To Be Transformed into 6 Billion Dollar Urban Neighborhood

Toronto’s Cloverdale Mall is on the brink of a massive transformation that will reshape the shopping center and its surrounding lands into a $6 billion vibrant urban community. This ambitious redevelopment has been in the planning stages since 2020 and has recently gained significant momentum with the launch of marketing for the community’s flagship building.

A New Era for Cloverdale Mall

The redevelopment, spearheaded by QuadReal Property Group in collaboration with Mattamy Homes, marks the first phase of a grand vision for 250 The East Mall. The project kicks off with The Clove, a 33-storey tower and a nine-storey mid-rise complex, which will serve as the gateway to the larger redevelopment of the 32-acre site. This transformation will take place on land currently occupied by a Beer Store and a gas station.

The Clove: A Gateway to the Future

The Clove, positioned at 2 and 10 The East Mall Crescent, is being hailed as Cloverdale’s signature condominium project. Designed by Giannone Petricone Associates, the building will feature over 600 condominium units, setting the stage for what is to come. Ralph Giannone, a founding partner of the architectural firm, emphasized that the design aims to blend seamlessly with the charm of Central Etobicoke while introducing innovative urban living.

A Vision of Sustainable Urban Living

The entire 32-acre Cloverdale Mall redevelopment is poised to become a bustling, sustainable, and innovative mixed-use neighborhood that respects the rich history of the surrounding community. The project is expected to include more than 5,000 new condominium and purpose-built rental units, over 180,000 square feet of revitalized retail space, two public parks, additional green spaces, and a new network of streets.

Aaron Knight, Senior Vice President of Development at QuadReal, acknowledged the mall’s deep connection to the community, stating that while Cloverdale has been central to Etobicoke for decades, the redevelopment will elevate its role for future generations. The project is designed to foster new connections through enhanced transit access, walkability, green spaces, and dynamic retail and cultural opportunities.

A Decade-Long Transformation

Sales for The Clove are expected to begin this fall, marking the initial step in a decade-long redevelopment plan. The transformation will gradually replace the existing mall, which originally opened in 1956 as an open-air plaza and was later enclosed in the 1980s during the height of suburban mall culture.

As the first building in this expansive redevelopment, The Clove offers a unique opportunity for buyers to be part of a new era for Cloverdale Mall. The project promises to reshape the skyline of Toronto’s west end and create a thriving, modern community where people can live, work, and play.
